We've listed below
some things you should know or understand about renting a cottage.
The properties offered with our company are not exclusively rental cottages.
They are privately-owned family cottages, and should be treated with the same respect as if you were looking after a friend's house, or a relative's.

Leaving the cottage you stay at in the same condition as you found it is a common courtesy (ie. leave it neat, clean, orderly, including removal of all of your garbage).
Leave it as you would like to find it.

We have provided our Rental Agreement below, as well as our General Booking Conditions for you to read and understand. These conditions are in our rental contract.
As with any legal document, please read and understand them before signing your contract.
1. Off-Season Rates:
LOWEST POSSIBLE RENTAL RATES: Book your getaway for mid-October - beginning of June, or end of September - mid-December (Low Season).*
Rate reductions of 10% to 30%: Book your getaway for beginning of June to 3rd week in June, or 2nd week of September to last week of September.*
(*1) Please call our office for exact dates. 2) Mid-season and Low season rates do not apply during Prime season: from June 21st to Sept. 6th, as well as March Break, May Long weekend, Labour Day Weekend, Thanksgiving, Christmas, or New Year.)

2. Prime Season Weekend Rentals:
During Prime Season, weekend rentals can be booked a maximum of 7 days or less before the weekend in question. A $1000 damage deposit is required, payable by certified check, money order or credit card.
3. Rental Agreement ( you will sign this on your rental contract):
I ACKNOWLEDGE AND CONFIRM THAT I HAVE READ AND AGREE TO ALL CONDITIONS ON PAGE 2 OF THIS APPLICATION. I acknowledge and agree that Cottages Unlimited Realty Inc Brokerage is acting solely as a booking agent in arranging for the rental of the cottage between myself and the cottage owner. Upon receiving confirmation from Cottages Unlimited Realty Inc Brokerage that this application has been accepted there shall be a binding contract in force between myself and the cottage owner.
I agree that I will be responsible for any damages caused by myself or anyone in my party. I agree that I will keep the rental cottage and all furniture, fixtures, chattels, fittings and effects in or about the rental cottage in the same state of repair and condition as at the commencement of the cottage rental and SHALL LEAVE THE COTTAGE IN THE SAME STATE OF CLEANLINESS AND GENERAL ORDER IN WHICH IT WAS FOUND - OR A CLEANING CHARGE OF $75 MINIMUM WILL BE DEDUCTED FROM THE SECURITY DEPOSIT and a $50 + HST processing fee will be charged. I agree to remove all garbage (including bottles) upon departure.

4. General Booking Conditions:
a)
A non-refundable $44.25 + HST per-rental booking fee is payable when the rental is confirmed by Cottages Unlimited Realty Inc Brokerage.
b) Cottages Unlimited Realty Inc Brokerage has endeavored to ensure that all information respecting the cottage is current and accurate and that the cottage is suitable for the intended purpose. Cottages Unlimited Realty Inc Brokerage does not warrant or guarantee the quality of the cottage and the customer has the right to request an inspection of the cottage prior to this application.
c) The customer consents to Cottages Unlimited Realty Inc Brokerage verifying all credit information and references provided in this application.
d) The maximum number of occupants using the cottage premises shall not exceed the total number stated in the Information and Application form, including any pets, or monetary penalties will be taken from the security deposit.
e) The customer agrees that the cottage is solely for recreational holiday purposes and no commercial or other activity shall be carried on.
f) The Cottage Owner and/or personnel from Cottages Unlimited Realty Inc Brokerage shall be allowed access to the cottage at any reasonable time during any cottage occupancy.
g) The customer shall bring linen for his personal use. Linen shall include sheets, pillow cases, towels and dishtowels.
h) In the event that any unreasonable rowdiness or noise occurs such that leads to repeated complaints by others, the customer shall vacate the premises immediately and forfeit the balance of the prepaid rental.
i) In the country, cottages are often visited by mice, squirrels, etc, insects that fly such as black flies, mosquitoes and crawling insects such as wood roaches and spiders. These creatures are a part of nature. Precaution is taken to prevent these visitors from entering the cottages. Often mother-nature circumvents all man-made obstacles. Therefore Cottages Unlimited Realty Inc Brokerage does not accept such irritations as grounds for cancellation of a rental and/or a refund of monies.
j) As of September 15, 2009, all boaters are required to have the Pleasure Craft Operator Card in order to operate a powered watercraft. This law applies to all boaters. "Powered watercraft" includes watercraft fitted with any size motor-even a trolling motor. Non-residents only need a Pleasure Craft Operator Card if they are operating their powered boat in Canadian waters for more than 45 consecutive days or if the boat they are operating is registered or licensed in Canada (this includes rental boats). Boater Education Cards or equivalent certifications are recognized in Canada. Proper identification should be kept on board at all times to provide proof of residency. It is the operator's (renter's) responsibility to obtain the certificate and to know the rules of safe boat operation. k) If you have any concerns about the drinking water at the cottage, we recommend that you bring your own.

5. Fees, Payment:
a)
A non-refundable $44.25 + HST booking fee is charged per rental, payable when the rental is confirmed by Cottages Unlimited Realty Inc Brokerage.
b) A Security Deposit of between $500 to $1000 is required, payable by certified check, money order or credit card pre-authorization. Please see the Security Deposit section of this page for further information.

c) A $50 + HST cancellation fee will be charged if the rental is cancelled six weeks or more from the beginning of the cottage occupancy date.
d) A minimum cleaning charge of $75 plus a $50 processing fee will be charged if the cottage is not left in the same state of cleanliness and order as it was found, or if the garbage is not removed.
e) The completed Application Form and all payments are required to finalize a booking.
f) Bookings made within six weeks of the rental start date must be paid in full at the time of booking.
g) Weekend rentals must be paid in full upon booking.
h) All NSF cheques will be subject to a $50 + HST processing fee.
i) All payments are to be made payable in Canadian Funds.
j) Accepted payment methods are: credit card, certified cheque, or money order.

6. Cancellation Policy:
a) If the cottage is struck by disaster, or if it is sold prior to occupancy, then all contracts will be NULL and VOID, and payment refunded.
b) If the customer wishes to cancel the agreement, he must notify Cottages Unlimited Realty Inc Brokerage in writing. The following policy shall apply to all cancellations:
c) If the cancellation is six weeks or more from the beginning of the cottage occupancy date, Cottages Unlimited Realty Inc Brokerage will refund all monies paid, minus the initial booking fee and the $50 + HST cancellation fee.
d) If the cancellation is made six weeks or less from the commencement of the cottage occupancy date, Cottages Unlimited Realty Inc Brokerage will endeavor to re-book the cottage for the same time period as follows:
e) If Cottages Unlimited Realty Inc Brokerage is successful in re-booking the cottage for the same time period, it will refund all monies paid, minus the initial
$44.25 + HST booking fee and the $50 + HST cancellation fee.
f) If Cottages Unlimited Realty Inc Brokerage can only re-book a portion of the time period, then it shall refund only that portion less the same fees.
g) If Cottages Unlimited Realty Inc Brokerage is unable to re-book the time period at all, then all monies paid by the customer are non refundable.

7. Security Deposit:
a)
A $500-$1000 Security Deposit is required for all contract rentals, payable by certified check, money order or credit card. By signing the contract the customer is assuming responsibility for any and all damage caused by the customer or members of the customer's party during the rental period, including any pets. The Security Deposit will be retained until the cottage owner has had reasonable time to inspect the cottage and the phone bill has cleared (normally 4-5 weeks is sufficient).
b) A Security Deposit made by cheque will not be deposited unless there is a claim against it. This form of security deposit will be returned to the customer after the cottage owner has had reasonable time to inspect the cottage and the phone bill has cleared (normally 4-5 weeks is sufficient).

c) The cost of any excess cleaning or damage caused by the customer or members of the customer's party will be deducted from the security deposit and a $50 + HST processing fee will be charged.
d) The cost of long-distance phone calls made by the customer on a cottage telephone and appearing on the owner's telephone bill will be deducted from the security deposit and a $50 + HST processing fee will be charged.
d) The customer will be responsible for any damage in excess of the security deposit.

8. Cleanliness, Garbage:
a) The customer will be responsible for leaving the cottage in the same state of cleanliness and order as it was found (including removing food from the fridge/freezer and picking up after pets).
c) The customer will be responsible for removing all garbage (including bottles and cans) at departure.
b) Should either of the above conditions not be met, a minimum cleaning charge of $75 will be deducted from the security deposit and a $50 + HST processing fee will be charged.

9. Cottage Telephone:
a) If a cottage telephone is available, the security deposit will be held until after the telephone bill clears. Customers are asked to use calling cards or call collect.
b) If long-distance phone calls are made by the customer and appear on the owner's telephone bill, the security deposit will be used to pay the charges. A $50 + HST processing fee will be charged and the balance returned to the customer.
